CAT and CMA Exams

Exams are offered at the annual Property Tax School and at least three other times throughout the year.

The CMA exam is composed of five parts and requires a minimum 70% passing grade on each part. The exam runs from 8:00 a.m. to noon and from 1:00 p.m. to 5:00 p.m.

1. Part one poses twenty-five mostly multiple part questions covering all aspects of Maine Property Tax Law. Correct answers involve one or more short sentences, and a law book along with all Property Tax Bulletins is included in the test packet for reference. The time limit for part one is four (4) hours. Upon completion, part one must be returned to the testing monitor in exchange for the second packet which contains parts two through five of the examination.

2. Part two contains fifty multiple choice questions on assessment theory including concepts of value, concepts of property, and appraisal arithmetic.

3. Part three contains fifty multiple choice questions dealing with land valuation and tax maps.

4. Part four contains fifty multiple choice questions on the cost approach to value and the market approach to value.

5. Part five of the exam contains fifty multiple choice questions on the income approach to value, land pricing, ratio studies, and tax mapping.

 

The CAT examination is very similar to the CMA, with the following exceptions:

1. All five parts of the examination (each with 50 multiple choice questions), including Maine property tax law, are combined into a single testing packet. The parts can be done in any order, and the entire test has a total time limit of eight (8) hours. No reference materials are provided, and none are allowed.

2. There are no questions on the Income Approach to Value.

3. A candidate passes the CAT exam with an overall score of at least seventy percent (70%), even if the candidate scored less than seventy percent on one or more parts.
